Because of the generosity of the Associations that participated in our 2014 Food Drive benefiting The Greater Chicagoland Food Depository, we were able to collect 1,204 pounds of food, feeding 1,003 people.
We are thrilled that our second annual food drive was so successful. Special thanks to Brittney Dugger and Adam Steinz for organizing the the food drive and putting forth such a great effort to make this food drive a huge success! Good job and thank you to everyone that participated!

Provide the Association with a web portal where we will upload documents such as Meeting Minutes, Governing Documents, Insurance Policies, Budgets, etc.
Allow homeowners to access their account information, maintenance requests and other Association documents via the web portal.
Allow Board members to access financial reports and bank statements for the Association as well as view pdf copies of all paid invoices via the web portal.
Online and automatic payment options are available to all homeowners.
We have teamed up with one of the most trusted names in energy efficiency and have developed an energy efficiency plan that WILL slash your utility bills and reduce your carbon footprint by making sure all of your lighting fixtures and heating systems are running as efficiently as possible. The plan even includes an optional water management program where you can reduce your water consumption at little to no cost to you. This program typically pays for itself in a year or two and you reap the benefits every year thereafter.
We have teamed up with an environmental solutions company to develop a plan that WILL decrease your scavenger bill. They are experts at contract negotiation with scavenger companies and they work on a contingency / commission basis – so the more money that they save you, the more money they make. This incentive ensures that they will fight to lower your scavenger bill as much as possible.
Review and pay all of your Association’s bills / invoices.
Collect all assessments and enforce any late fees as outlined by the Association’s governing documents.
Handle all delinquent accounts promptly and place into collections if necessary.
Assist in the preparation of annual budget.
Facilitate special assessments in the event of unexpected expenses or reserve replenishment.
Work with your insurance carrier / agent to submit any claims for the Association.
Upload financial reports and statements to Association website.
Facilitate the filing of the tri-annual property tax appeal for residents in order to lower the assessed value of their homes, lowering their property taxes.
Assist in the filing of corporate taxes by compiling and providing complete financial information to the Association’s accountant in order to file annual corporate tax returns (if applicable).
File Scavenger Rebate (if applicable) on time.
Assist in formation and implementation of new Board Members.
Advise the Board of Directors.
Serve as primary contact for homeowners as well as the Board of Directors.
Assist the Board of Directors in creating / updating / enforcing the Rules and Regulations and/or Declaration and By-Laws for your Association; including a fool-proof plan to decrease the number of rentals in your Association.
Facilitate move-in / out.
Attend to Board meetings.
Prepare and fill out Condominium Questionnaires, 22.1 Disclosures and Paid Assessment Letters for sales, refinances, and prospective buyers (at a cost to the seller).
Visit the property at least monthly for a general building / grounds inspection.
Ensure that all fire extinguishers, elevators, backflow prevention devices, boilers, and alarm / sprinkler systems are tested annually.
File IL Annual Report (if applicable) on time.
Liaison with the Secretary of State in order to maintain your Condominium Association’s corporate status (if applicable).
Work with local municipality to keep up with ever-changing codes and ordinances.
Review your current insurance policy (as well as all future renewals) and recommend an insurance plan that is right for your Association. We have also created our own habitational programs with one of the largest insurance agencies in the Midwest as well as the world’s largest, privately owned, independent insurance broker.
Negotiate vendor contracts.
Solicit and compile quotes for repair/improvement projects to make sure you get quality service at the best price.
Supervise maintenance personnel/contractors to ensure quality of service.
Assist in the development of a maintenance and emergency plan for the Association.
Provide the Association with a 24/7 emergency contact line.
